In a historical part of the city Zoetermeer one allotment became empty after a former garage company have moved to an industrial area.


The lot is situated against a dike and is a part of a transition area to the water. A complex with 13 apartments containing two towers have been placed on a plinth which has been slid against the dike.


The plinth itself is a car park, cycle parking, storages and a apartment. On the garage roof a collective garden will come, which will also serve as an entry to the two buildings.


The buildings have been designed from inside out, with as base a constructive core with a lift and a staircase. Around the core the fixed program for the houses have been situated: toilet, storage, shaft, meter closet, and a passage. Between the passage and the facade a large linear space remains which can be flexible to arrange different plans.


The façade is going to be built from storey-high concrete and glass elements which vary in breadth, the separation walls can be connected variably on the façade. Because of this, the possibility will arise to introduce a large differentiation to the floor plans.


The concrete façade elements will be partially covered with vegetation as an answer to the boring an overused brick facades in the surrounding area and to make a sustainable living area.
